Schematic Design & Conceptual Planning

This initial phase involves establishing the project's scope, scale, and functional relationships. We work closely with the client to define objectives, analyze site constraints, and translate the vision into preliminary design sketches, block diagrams, and spatial layouts. The output includes rough floor plans, elevations, and initial material palettes, providing a fundamental basis for cost estimations and subsequent design stages.

Design Development & Material Specification

Building upon the schematic design, this phase refines and details the project. Key decisions are finalized regarding structural systems, mechanical/electrical system layouts (MEP), exterior materials, and interior finishes. We produce more detailed plans, sections, and elevations, coordinating with engineering consultants to ensure all systems are integrated and fully specified before moving into the final construction documentation phase.

Construction Documents (CDs)

This is the production of the complete set of highly detailed drawings and technical specifications required for bidding, permitting, and construction. The CD set forms the legal contract documents and includes precise plans, elevations, sections, schedules, and written specifications that define every aspect of the building's assembly, materials, and quality standards. Accuracy in this phase is critical for smooth execution on-site.

Construction Administration (CA)

After the drawings are complete, the CA phase ensures the building is constructed precisely according to the approved design and documentation. Our architects act as the client's representative, performing regular site visits, reviewing contractor submittals (like material samples and shop drawings), issuing clarifications, and processing requests for information (RFIs) and change orders. This oversight maintains the design integrity and quality throughout the build process.
